Before you buy in Dubai

Short videos from the One Purpose team on what decides whether a Dubai property suits you: the developer, the numbers, the payment plan and your own strategy. Each one comes with the key points and a transcript.

Strategy

Everyone is talking about Dubai. Should you buy?

Thousands of homes launch every year. Some will perform well and some won't.

  • The location, the developer, the entry price, rental demand and new supply nearby decide how a home performs.
  • We start with what you want the investment to do: cash flow, growth, diversification, a second home or a future move.
  • Then we work back to the property, not the other way round.

Everyone's talking about Dubai property right now, but should you actually buy? Here's the truth. Dubai isn't a market where you should buy because everyone's talking about it. There are thousands of properties being launched every year. Some will perform well, some won't. The difference comes down to the location, the developer, the entry price, the rental demand, and how much supply is coming into that area. That's why we don't start with the property. We start with the investor. What are you trying to achieve? Cash flow, growth, diversification, a second home, or eventually relocating. Then we work backwards. If you are considering Dubai, don't start with the listing. Start with the strategy.

Payment plans

The payment plan trap

A 5% deposit sounds easy. It doesn't make a home affordable.

  • Look at the whole schedule: when each instalment falls due and what is owed at handover.
  • Add the registration costs and the service charges to the price.
  • Check that your own cash flow can carry every payment, not just the first one.
Read the transcript

There's one Dubai property number I want you to stop getting excited about: the 5% deposit. Sounds amazing, right? But a low initial deposit doesn't mean the property is affordable. You need to understand the entire payment schedule. When are the next instalments? What's due at handover? What are the registration costs? What are the service charges? And most importantly, can your cash flow support the commitment? A payment plan is a tool. It isn't a reason to buy. Understand the entire structure. That's exactly what we are here to help you with.

Developers

Why the developer matters more than the apartment

Off-plan, you are buying something that may not be finished for years.

  • Ask who is building it and what their record is on earlier projects.
  • Look at their construction and handover history, and where their projects are.
  • Ask what happens after you receive the keys.
Read the transcript

If you're buying off the plan in Dubai, the developer might be more important than your apartment. Think about it: you're buying something that may not be completed for years. So who is actually building it? What's their track record? How have their previous projects performed? Where are their projects located? What is their construction and handover history? And what happens after you receive the keys? That's why we pay attention to developer quality when selecting opportunities for our clients. We don't want to show you everything. We want to show you what deserves your attention.

Due diligence

The biggest mistake Australians make in Dubai

They fall for the view and the pool, then ask about the numbers.

  • Start with the numbers: who will rent it, and why?
  • Compare what similar homes nearby achieve, then add service charges and the total purchase cost.
  • Know your exit before you buy.
Read the transcript

The biggest mistake Australians make when buying property in Dubai: they look at the apartment first. The view, the amazing pool, the five-star lobby, the great payment plan. And then they ask about the numbers. It should be the other way around. You start with the numbers. Who's going to rent it? Why would they rent it? What are comparable properties achieving? What are the service charges? What's the total purchase cost? What is the exit strategy? Because a beautiful apartment isn't automatically a good investment. At One Purpose Real Estate, we look at investments before brochures.

Due diligence

Don't buy a Dubai property because you saw it on Instagram

The view, the pool and the payment plan don't tell you whether it's a good investment.

  • Understand the developer, the location and the new supply coming nearby.
  • Check rental demand, service charges, the ownership structure and your total cost.
  • Dubai has opportunity and risk. Knowing the difference is the work.
Read the transcript

Don't buy a Dubai property because you saw it on Instagram. Yes, the view is incredible. Yes, the pool looks amazing. Yes, the payment plan sounds attractive. But none of that tells you whether it's a good investment. Before buying, you need to understand the developer, the location, the supply, rental demand, service charges, ownership structures and your total investment cost. Dubai has opportunity. It also has risk. Knowing the difference is the important part. That's where we help our clients: less hype and more due diligence.

The market

Dubai isn't cheap any more

Prices have moved a long way, so the strategy can't be to buy anything.

  • Ask where the next demand will come from.
  • Look at what is being built around the property.
  • Check the developer, and whether you are paying the right price.
Read the transcript

Here's something you probably won't hear from a Dubai real estate agent. Dubai isn't a layover any more. Dubai has changed. It has become a global business, tourism and living destination, and property prices have moved significantly in recent years. So the strategy can't be simple. You can't just buy anything in Dubai. You have to ask: where is the next demand coming from? What's being built around the property? Who is the developer? And are you buying at the right price? The opportunity isn't buying in Dubai. It's buying the right Dubai.

Budget

What does AUD 100,000 actually buy you in Dubai?

The better question is what you should buy with it.

  • Not every Dubai home is a penthouse, and different budgets open different parts of the market.
  • Two homes at the same price can have very different rental demand, costs and prospects.
  • Send us your budget and we'll show you what the market looks like at that level.

What does $100,000 AUD actually buy you in Dubai? Not every property is a luxury penthouse, and that's the point. Depending on the location, the project and your budget, you can enter different segments of the Dubai market, from established communities to new developments. The question isn't what can I buy for $100,000. It's what should I buy for $100,000? Because two properties at exactly the same price can have completely different rental demand, costs and long-term prospects. Send us your budget and we'll show you what the current Dubai market looks like.

Strategy

Is Dubai better than Australia? Wrong question

The better question is which market suits your investment strategy.

  • Each market has strengths.
  • They differ in tax systems, property cycles, financing and market dynamics.
  • Understand both, then decide on your own numbers.
Read the transcript

Stop asking me, is Dubai better than Australia? That's the wrong question. The better question is: which market is better suited to my investment strategy? Australia has strengths. Dubai also has its strengths. They have different tax systems, different property cycles, different financing structures and different market dynamics. So instead of choosing sides, why not understand both? Then make the decision based on your numbers.

Strategy

Does every property you own have to be in Australia?

International diversification doesn't mean abandoning Australia.

  • Your income, your super and your home may all already be in Australia.
  • It's worth asking whether another market has a place in your overall plan.
  • Dubai is one market worth understanding before you decide.

For decades, Australians were taught one simple wealth strategy: buy property. But maybe the better question is, where should the property be? Your income may be in Australia. Your super may be in Australia. Your home may be in Australia. Your investment property may be in Australia. So does every property investment have to be in the same market? International diversification doesn't mean abandoning Australia. It means considering whether another market has a place in your overall strategy. Dubai is one market worth understanding.

How we work

The question we ask before we show you a single property

Why Dubai, why now, why this budget, and what do you want the investment to do?

  • The same property can suit one investor and be wrong for another.
  • So our approach starts with your strategy, not with stock.
  • Then we shortlist two or three homes that fit it.
Read the transcript

Before we show a client a single Dubai property, we ask one question: why? Why Dubai? Why now? Why property? Why this budget? Why this location? And what do you want the investment to achieve? Because the same property can be a great fit for one investor and completely wrong for another. That's why our approach starts with strategy, not stock. If you're considering Dubai, let's start with why.

We look at investments before brochures. Less hype, and more due diligence.
